2025 Annual HOA Dues

2025 Annual HOA invoices will be mailed the week of March 17. Annual dues are $110 and primarily support the maintenance of our entrance and common drainage area between Hollytree & Heritage Trail.

Homeowners paying online by March 15, 2025 can receive a $40 early discount (directions below).

Homeowners that have not paid online by March 15, 2025 will receive a postcard reminding them of annual dues. For payments postmarked by April 5, 2025, homeowners will be eligible for a $30 early-pay discount on their current dues.

Payments after April 5, 2025 will not be eligible for the early-pay discount and payments after April 30, 2025 will be subject to a $20 late fee.

Annual HOA dues can be paid online in one of two ways:

  2. Electronically via Zelle Payments:  Send payments to treasurer@cmshoa.com

Important Note: When using Paypal or Zelle please be sure to include your address with your payment.

Status Request Procedures

Title, mortgage companies, or other financial organizations that wish to verify that a homeowner is in good standing with an HOA may submit an email request for homeowner status to the HOA Board.

All requests must include:

  • Property address
  • Seller’s name
  • Buyer’s name
  • Buyer’s mailing address after sale (if different than property being purchased)
  • Date of closing
  • Sale price

The request must be made by email to: board@cmshoa.com

Any payment of an outstanding balance may be submitted to:

Please allow 3-5 days processing time.

All confirmations and final billing statements will be provided by email. The board does not send a physical confirmation of status.

AT A SCHEDULED MEETING

During regularly scheduled HOA meetings the board will ensure a period for HOA member comments and question. Regular meetings time and locations are posted on the main HOA page.

IMPORTANT NOTE

Complaints or covenant violations must be reported in writing or by email and private message. The CMS HOA board will not act upon a complaint made in person.

Because of the cost and limited use the HOA does not maintain a phone number. Further, it is HOA board policy to conduct all business in writing so there is a clear and documented record of each homeowner interaction. This helps to protect the HOA and the volunteer board members.
